- Decide the duration of the lease – Rent only in case of a long term stay in Australia. The Tenancy Agreement is supposed to be at least for half a year according to the conditions of estate agencies.
- Decide the location – Choose the most suitable place having in mind your school, job, diversion etc.
- Decide the type of rent – Consider the number of people you wish to share your place with. Our Tip: The size of the flat could be described in a different way than it is common in your country; for example flat of size “2 + 1” consists of 2 bedrooms + kitchen + living room, so make sure that you understand correctly the description of size.
- Decide your budget - The ammount of disposable money you have to pay your rent will directly affect the place you will choose.
- Search for your place - Having all above informations on hands, you can start to look for your place. You will find places to rent at local real estate agencies, on the internet, newspaper's classifieds, notice boards and with friends.
- Put all required documents together - The most common documents are a copy of your passport, an evidence of income (you can show your payslip or your bank statement) and referees (can be your boss or friends)
- Signing the contract - Carefully verify all information stated on your contract before you sign it.
- The contract - make sure the contract includes the amount of the refundable deposit (bond), the rent fee and the first payment, the payment frequency (weekly or fortnightly) and a condition report. The condition report is an amendment to the agreement on which the condition of the flat/house is stated. If you find any imperfections (scratches on the walls, broken fittings....), it is to your own benefit to state them in this report.
- Changes during the lease – if the landlord wants to make any alterations in the agreement , for example increase the rent, he/she is obligated to notify these changes to tenant at least 60 days in advance (in New South Wales).
- Solving possible problems – In case any problem occur during the lease (something breaks or stops working) contact the landlord.
- Termination of the Agreement – the termination of the agreement could be:
- Automatic – when the period of time stated on the contract terminates
- In the case that the date of termination is not directly stated in the agreement, the lesser has to give the notice at least 60 days in advance. In the case of major violations, there could be no notice period and the landlord has the right to terminate the rent immediately.
